SUNAH has just toured the site of the Theatre 13 and Daviel Cultural Center situated in Paris 13th, major restructuring program handled by the architects’ firm Pannetier Architecture and soon delivered for opening. This complexe project ,landlocked located in a dense area, required huge restructuring works (internal demolition, facades, expansion). The architects’ firm Pannetier Architecture managed to design a welcoming and open project et has completed the works successfully.

Since 1995, SNCF restructures its real estate assets partially thanks to private financing. In 1996 the Saint-Lazare shopping mall project is launched through a architecture competition. The project will be delivered in 2012, 17 years after it began.
The shopping mall takes advantage of the 500,000 daily train station users.

Ph. Rowe has organized for the members of the association ICH whose she’s administrator of, a private visit of the construction site for the APSYS commercial center housed in the Cité des Sciences et de l’Industrie.
The visit was lead by the client APSYS and showed the ambition of this project whose delivery is planned for autumn 2015. The special moment of the visit was the discovery of the 25m high skydive « tube » projected in the main lobby, visible from the outside and from the mezzanines around it.
The futur commercial center planned on the Cité des Sciences et de l’Industrie visitors which is the 5th most visited French museum, and vice versa.

The visit was driven by the client GECINA. The visit showed the complexity of this rehabilitation project (formely office building turned into a student residence). The projet will be certified Very High Energy Performance and aims the Patrimoine Habitat & Environnement and the BBC Renovation labels. The delivery is planned for the end of the year.

11/07/2013- Through a digital exhibition, BATIMAT In Situ allows 50 architectes to express themselves on the last 50 exemplary buildings (built in Paris region since the beginning 2012). Bidard & Raissi architects’ firm was selected and invited for the delivery of the head quarters of the INPI in Courbevoie, this project had received the 2012 Great SIMI Price (new building category).
The studio participated to the conference “Architecture & Cities : is the architectural innovation linked to the materials?” with other architects (Brigitte METRA , Françoise N’THEPE, Aldric BECKMANN and Guillaume SIBAUD). The conference was led by Jean-Luc CHASSAIS.
The participants have discussed on the theme: “the search and the choice of materials aimed to realize the architectural concept whished by the architect are strong moments in the making of a project”.
After the conference, the studio invited its partners for a cocktail-presentation of the INPI projetc on the stand of the specialized building firm MATHIS that built the INPI head quarters.

The Albert Camus multimedia library and the Albéric Magnard conservatory are inaugurated today by Manuel Valls, Minister of the Interior, Aurélie Filippetti, Minister of Culture, Francis Chouat, Mayor of Evry and president of the CAECE (federation of local municipalities) & Jérôme Guedj, President of the Department Council of the Essone.
The project brings together 3 programs : the new Albert Camus multimedia library (the 9th in the federation of local municipalities network), the Albéric Magnard conservatory and a auditorium.
Genuine living place, the project is based on hustle and bustle, meeting others and being close to each other and is aimed at the close neighbors inhabitant, the students from the close college, the pupils from the local high school, and the pupils from the neighbors kinder gardens.
The project shows a strong visual identity thanks to the parvis, main element of the project, and the look of the facades in mineral surfacing (colored limestone and tobacco brown).
Its strong outline, its singular aspect and its position give the project its condition of “cultural pavilion”.
The link between interior ans exterior, the use of natural light, the strong tactile perception and the prototype like personality of the project are, as usual, the development approach of the architects firm DE-SO.
The exterior facades include walls in patterned concrete and prefabricated concrete slabs. On the light concrete, perforations pattern is inspired by Sumerian writing.
Being an environmental project, the technical rooms are hidden on the roof, solar panels, roof with plants and ecological materials participate to the environmental issue of the project.
 
Program: public building aimed for 500 people, reception and exhibition lobby, 560m2 multimedia library (with offices and rooms for staff), conservatory, room for event (98 seats).
Surface usable: 2.435 m2
Built surface: 2.711 m²
Outside planned space: 6.159 m² (including 1.350m² of parking lot and 1.175m² of roads)
Roof with plants: 530m² (30% the total roof surface)
Cost of the construction: 7,6 M€ without taxe

2013 yearly trip of the Real Estate Clubs Club: Ph. Rowe took part in the yearly trip oh the Real Estate Clubs Club which gathered this year 300 professionals of the real estate industry.
The trip took place in Saint-Etienne the 29th March and allowed the 300 professionals meet local actors (political and from the real estate sphere) and visit remarkable of-the-moment projects. The group has visited the Châteaucreux neighboorhood and notably The House of Urban Projects and the 26,660 sqm office building (+440 parking lots) Le Luminis (developed by Altarea-Cogedim for Foncière INEA and designed by Manuelle Gautrand).
The participants followed a tour of the Geoffroy Guichard stadium (being refurbished), a speech from M. M. Vincent, senator-mayor of Saint-Etienne and a conference on the local real-estate market presenred by CBRE, GIT Immobilier and Crequy Group. The participants then split up into two groups : one visiting the Imprimerie (land mark of the creative neighboorhood Manufacture Plaine Achille, historical building of the former National Arms Factory, of 230 m long, rehabilitated by Alexandre Chemetoff) and one visiting the Modern Art Museum. The day ended with the visit of the International Design Biennial Show carried by the Cité du Design (16,000 sqm project designed by the architects Finn Geipel et Giulia Andi of the LIN studio), Biennial Show which one part is displayed in the very contemporary building La Platine.

SUNAH has organized the private tour of the EPA ORSA head quarters office building designed by de-so.
The tour took place the 27th March and was dedicated to real estate professionals selected by SUNAH. Professionals such as Nacarat, Vinci Immobilier and Eiffage Construction have visited the building.
The EPA ORSA head quarters tour was completed by the tour of the Multimedia Librairy of Alforville, other project delivered by de-so 5 years ago.
A private coach had been booked in order to carry visitors from paris center.
This offices project of 2.132 sqm SHON, dedicated to host the EPA ORSA head quarters, is situated in a 70′ projects area: the building transforms a former shopping gallery (rehabilitated in offices) sitted on the top of a used supermarket (Casino) into head quarters of a public institution.
The project aims to be perceived as a lighthouse in this territory which is transforming and to galvanyze a preexisting mixted program: day hospital, supermarket and housing.
Two large patios with vegetation were created to bring views and natural light, offering places with trees and allowing news uses.
O.Souquet, partner and architect, and A. Camion, development director, both from de-so, have carried the private tour of both buildings and have explained the projects and the making process to the real estate professionals.
They were accompagnied by a owner’s director for the EPA ORSA visit.

This year, the jury of the Grands Prix SIMI 2012, has rewarded innovation. Among the four categories, the jury has chosen for the new buildings category a headquarters building where technics and innovative solutions stand alongside to use quality and architectural identity : the wooden framework and the positive energy building was conceived for a specific final user, the INPI headquarters called on the architects ingenuity and the full support of the developer and the wood (provided by ecologically managed forests). A tropical garden was displayed in the central atrium covered by a opening glass roof and provides a working confort for its occupiers.
The roof is equiped with a photovoltaic production power device of 1,130 sqm whose production is planned to be 200 MWh/year (production superior to the needs of the building for its HVAC and lighting).
This “posbuil”, positive energy building is certified HQE.

The French architects, urban planners & lanscapers firm, de-so, was proclaimed winner of the international competition for the construction of the Museum of Architecture and Urban Planning by the Ho Chi Minh Ville Popular Committee.
The museum will develop on 18,000 sqm and will sit facing the city center docks, next to the future great square for which de-so is processing th design studies (after having won the the international competition for it in 2008 with the landscaper Christine Dalnoky).
The budget is 35 millions USD.
The museum will display great urban planning and architecture exhibitions and will allow meeting between professionals, public and tourists.
Situated on the Thu Thiem peninsula, the museum is the first public building this important, identifiable and iconic, and built in this new district. It will be the window for communication for the futur city investors. Genuine networking tool, the museum will offer to the city a great hub for exchange, information, cultures and training.
The building process shall start in 2013 and the building delivery is planned in 2015.

SUNAH has organized the private tour of the construction site of the INPI Head Office (Courbevoie, France) designed by Bidard & Raissi (with Triptyque).
The tours took place between mid-june and the beginning of october following several sessions (private or by firm) and were arranged only for few real estate professionals selected by SUNAH. Visited the building : BNP Paribas Real Estate, Sodearif, Nexity, Tour Eiffel Asset Management, Stam Europe & HSBC REIM.
This office building of 12,000 sqm is aimed to house the INPI (Intellectual Property National Institute) Head Office and is a Positive Energy Building. The construction device is a 4-storey wood framework.

The new library is part of a global “plan” set up to make the universities more attractive. Core of the University, the library forms from now on a new life frame to the students with a capacity of 1200 seats.
Supended upon a water garden, it displays huge tint areas of gold and concrete. Located on a historical and remarkable XVIIth century site (with moats and central court), the library makes contemporary architecture respond to historical and protected architecture.

This commercial center developed by APSYS will spread out on 45,000 sqm Gross Leasable Area (for 120 units) and will cover a catchment area of 2.800.000 inhabitants. Opening is planned for 2013, first trimester.
The project answers in a specific manner to the commercial spaces issue : here, blocks and open spaces will increase the points of view on the Seine river and on Paris city. The projet will be certified HQE® and BREEAM.
The tour is dedicated to the Master II students of the major “Planning-Real Estate-Construction” of the ESPI (Real Estate Professions School, Paris) whom Ph. SUNAH has organized a private tour of an office & commercial building located on the famous avenue Franklin Roosevelt in Paris whose refurbishment is carried out by CVO France (project manager for the client’s representative).
This building, located in front of the Palais de la Découverte (Grand Palais block), is going through a large refurbishment for the account of AEW Europe, client’t representative (asset manager) acting for the French Caisse des Dépôts. The building will house, among others, the Head Office of a European Bank. The surface is 8,700 sqm. The architects are Bouchaud, the engineers are EGIS and the main contractor is Spie SCGPM.
The visit took place the 13th June and only CVO France partners were invited (investors and asset managers).

This housing complex is certified HQE and includes 98 home-buying apartments (divided in 3 buildings) + 4 commercial lots + garden + parking on a 7,580 sqm for a 9.1 M€ budget (1,200 € VAT not incl./sqm), the owners being ING Real Estate + Crédit Agricole Immobilier.

SUNAH has organized the private tour on the Sports Center in the Parisian eco-neighborhood Pajol.The Sports Center was designed by the architects Brisac Gonzalez (NAJA 2003, 40 under 40 2008).
This public local building of 4,000 sqm comprises a sports hall, martial arts hall and a health room. It is open to local associations, neighboors, and a 8/15 years old youth club participates to the neighborhood life and promote sports and cultural meetings.
The building is certified HQE and is one of the pilot projects which allowed seetting up the HQE referential for gymanisums and sports halls. The buildinf is also THPE (Very High Ernergy Performance, RT 2005 − 20 %).
300 sqm of solar pannels cover the roof, heat and hot water are supplied by the Heat Urban Company (urban heat supply = 60% clean energy in 2010). Rain water is saved and stocked, double-flow ventilation and natural ventilation minimize the needs in heat and air conditionning.
The tour took place the 30th March and gathered professionals selected by the architects and by SUNAH.

2012 yearly trip of the Real Estates Clubs Club: Ph. Rowe took part in the yearly trip oh the Real Estate Clubs Club which gathered this year more than 250 professionals of the real estate industry.
The trip took place in Varsaw the 29th March and allowed the 250 professionals meet local actors (political and from the real estate sphere) and visit remarkable of-the-moment projects, notably the Zlota 44 tower developed by the real esate developer ORCO and designed by architect Daniel Libeskind, and the new Varsaw football stadium (Narodowy stadium) designed by JSK Architekten, of 58,145 seats capacity and with a national-Polish-flag-like facade, the stadium will welcome the opening match of the Euro 2012.
The participants also followed a conference on the real estate Polish market given by DTZ Poland in the multiplex cinema of the famous Złote Tarasy commercial center open since 2007 (200,000 sqm, 10,500 sqm glass roof, architects : The Jerde Partnership), this commercial center was awarded by MIPIM and MAPIC prizes in 2005 & 2006.

Competition for the AA block of the ZAC Seguin-Rives de Seine in Boulogne Billancourt won by Beckmann-N’Thépé (architects)

The architects’ studio Beckmann N’Thépé has just won the competition launched by Nexity & DBS for the construction of a real estate complexe situated on the AA block of the ZAC Seguin-Rives de Seine in Boulogne Billancourt (92). The program carries social housing (211 units) and home-buying, a youth hostel, parking lots and a garden.
Answering to the site specifications, the architects’ proposal is based on a “green” capillary action expressed into the housing project.
Just situated next to the Billancourt Park, the proximity with the river is reinforced by the creation of a block core developped with a wood.
All project faces two directions and each unit is provided with at least one outside space.
For the facades, the architects have chosen a green-blue mosaic for the facade facing the river Seine and a grey-red-beige mosaic for the road facade. This choice helps to anchor the building into its environnement and in the same time to animate the long facade.
Surface : 16.596m2 SHON + parking
Cost : 25,9 M€

Private tour of the Sports Hall in Meaux (77), Première Œuvre Prize 2009 (Le Moniteur Prize), designed by Chartier & Dalix (architects)

SUNAH has organized the private tour of the Sports Hall in Meaux (77) designed by Chartier & Dalix (architects), the project was rewarded by the Première Œuvre Prize 2009 (Le Moniteur Prize).
This public building was delivered in september 2008 for the City of Meaux, the owner. The natural lighting is brought by polycarbonate transparent panels for the bottom part and polycarbonate translucent panels for the top part of the facades. The vertical rythm gives another visual reading of the building during night time. The architects achieved to build this public building for less than 700€HT/m2, its surface being 2.350 m² SHON.
The tour took place thursday 30th 2010 and received professionals selected by the architects and by SUNAH.
